How does the design and build process work at ORO?
We follow a documented six-step roadmap: initial meeting, design development, pre-construction planning, construction, punch list, and project review. You work with one team from the first sketch through the final walkthrough. Designers, project managers, and trades all under one roof.
How long does a typical project take?
Bathrooms typically run 4 to 8 weeks. Kitchens 8 to 14 weeks. Whole-home remodels 4 to 9 months depending on scope. Custom builds and large additions are typically 9 to 18 months. Every project gets a written schedule before we start, with weekly progress updates after.
What does it cost?
Costs vary widely by scope, finish level, and city. After our initial meeting we provide a preliminary budget range, and after the design phase we provide a detailed line-item estimate so you can make informed decisions. We will not give you a firm price before we understand the project.
Do you handle permits and inspections?
Yes. Permits and inspection coordination are part of the pre-construction phase on every project. We work with the relevant city or HOA, pull the permits, and schedule inspections. You get a clean handoff with all documentation.
Are you licensed and insured?
Yes. ORO Construction & Design carries general liability and workers compensation insurance, and we maintain the licensing required for the work we perform across DFW. Certificates are available on request before we start a project.
Do you offer financing?
We can introduce you to financing partners commonly used by remodel and custom-build clients. Many homeowners use a HELOC or renovation loan. We do not lend directly. Ask us during your initial meeting and we will point you in the right direction.
Where do you work?
Across the Dallas-Fort Worth Metroplex. We are headquartered in Addison and have dedicated information for Dallas, Fort Worth, Plano, Frisco, McKinney, Allen, Arlington, Irving, Grapevine, Southlake, Coppell, Flower Mound, Addison, Highland Park, and Lantana. If your city is not listed, get in touch. We likely cover it.
Do you do design only, or build only?
Our core practice is design plus build under one roof. That said, if you already have architectural plans we are happy to bid the construction work. And if you only need design and planning, for example for a project you intend to build later, we offer that as a standalone service.
What happens if we hit a problem after the project is complete?
Every project ends with a punch-list walkthrough and final sign-off. After that, our written workmanship warranty covers the work we performed, and manufacturer warranties pass through to you on every product installed. We are local. If something needs attention, call us and we will be on site quickly.
Can you work in HOA or historic-district neighborhoods?
Yes. We have experience with Highland Park, University Park, and other DFW neighborhoods that have HOA review boards or historic-district restrictions. We coordinate ARC submittals, design reviews, and any required exterior approvals as part of the pre-construction phase.
