Common Questions

How do I know if my home and lot can take an addition?

It depends on lot setbacks, zoning, structural conditions, and HOA rules. Our initial meeting includes a site walkthrough. If there are obvious red flags we will surface them up front. Where it is less obvious, soil conditions, foundation suitability, second-story load, we coordinate with a structural engineer during design development.

Will the addition look like the original house?

That is the goal on most projects. Our designers match rooflines, eave heights, brick or siding patterns, window styles, and trim profiles. Sometimes a deliberately different design is the right call (for example, a glassy modern primary suite on a traditional brick home). We walk through the options with you before committing.

How long does an addition take?

Smaller bump-outs run 3 to 5 months. Primary suite additions typically run 5 to 8 months. Second-story additions and large multi-room additions can run 8 to 14 months. The schedule is locked during pre-construction.

What about HOA and city approvals?

Additions almost always require city permits and are often subject to HOA architectural review. We handle the submittals and approvals during pre-construction. If your neighborhood has strict design requirements (Highland Park, University Park, certain historic districts) we have been through their review processes before.
